LDI’s team member served as Executive Director of the Downtown Sanford CRA, overseeing the redesign of the downtown’s historic Main Street and residential/commercial redevelopment (Gateway at Riverwalk) of the City’s downtown core valued at over $18 million.
Intersection Beautification
LDI prepared conceptual intersection beautification alternatives for the 25th Street and Park Avenue intersection. The intersection contained existing developed parcels on three of its four corners, including two closed gas stations, a car dealership and a vacant lot. This heavily developed intersection required a holistic design approach to provide a unique and aesthetically pleasing intersection beautification, which would reflect the identity of the surrounding developments and the character of the City of Sanford.
Magnolia Square Redevelopment Conceptual Design Services
LDI created two conceptual designs to redevelop this historic icon of Sanford. Input was gathered from the community, the Mayor, city staff and the CRA Board. Since the implementation of the design, the square now provides adequate shade, visual interest and ample seating for special events. Through LDI’s commitment to the design vision, the historic character of the surrounding area is preserved.
Histric Preservation and National Register Historic District Property Surveys
LDI prepared a rewrite of Schedule S of the City of Sanford’s Land Development Regulations, which contained the regulations for development within the City’s historic districts. LDI prepared a new section containing definitions of terms used in the Schedule; procedures for listing properties in the local register of historic landmarks and for creating historic districts; detailed standards for new development, additions and renovations; standards for demolition; and sign regulations. LDI was also commissioned to survey approximately 100 properties within the City of Sanford’s residential and commercial National Register districts.
